We have taken great care to provide you with a clean and maintenanced residence; however, if in the course of tight schedules and human error, we have overlooked something, please accept our apology. We will be happy to correct any deficiencies at the same time that we address items on your condition report. Be sure to review your condition report and return it to our office along with your phone number within five days after your move-in.

(1) UTILITIES - All utilities, where applicable, (such as electricity, cable, phone, DSL lines, ethernet, water/sewer/garbage, gas, etc.) should be in your name effective with your lease commencement date until your lease expires. Please make sure this is done to avoid unannounced interruptions in service when the utilities are removed from the owner's name. You are responsible for not leaving doors and windows open or wasting water when the owner provides utilities. Also, excessive bills on owner-paid utilities will be charged back to you.
(2) RENTERS INSURANCE - We cannot stress enough how important it is to have renters insurance. Your personal belongings are not covered by the owner's policy. Additionally, you may cause damage where you are liable to the owner or adjoining properties. Someone may be injured while visiting your residence and hold you responsible. If you are not covered under a relative's policy, please obtain one of your own.
(3) WATERBEDS - A waterbed is not permitted without prior written permission from the Realtor. Some owners do not allow waterbeds at all. Please check the regulations for your unit before obtaining one. A special lease provision is required along with waterbed insurance. You must provide our office with a copy of your waterbed insurance policy and keep it in force during the term of the lease. All lessees are jointly and severally responsible for any damage which might occur.
(4) NOISE - Please be considerate of your neighbors with regard to parties, music, boisterous activity, children, pets, vehicle noise, use of your deck or patio, and just general day to day activities. If you have noise problems with your neighbors, and you are unable to resolve it by dealing directly with the offending parties, please contact your local Police Department. Decks/balconies were not designed to hold large groups of people. You will be responsible for any misuse. Outside music is prohibited.
